All bookings and stays at Earsdon East Farm are subject to the following Terms and Conditions. By confirming a reservation, you agree to these terms on behalf of yourself and all members of your guest party.
🏡 Booking & Payment
- Reservation Confirmation: Your booking is confirmed once payment has been received and a confirmation email has been issued.
- Deposit & Balance:
- If booking more than 50 days in advance, a 50% deposit is required at the time of booking.
- If booking within 50 days of arrival, the full amount is payable immediately.
- Bookings are provisional and held for 24 hours until payment is received.
- Failure to pay the balance by the due date may be treated as a cancellation by the guest.
- Accepted Payment Methods: We accept most major credit and debit cards.
❌ Cancellation Policy
- Guest Cancellations:
- Please notify us as soon as possible if you need to cancel.
- Cancellations made within 50 days of arrival are non-refundable.
- All cancellations must be submitted in writing.
- Deposits are non-refundable.
- We strongly recommend purchasing holiday cancellation insurance.
- Owner Cancellations:
- In the unlikely event that we must cancel your booking, a full refund will be issued.
🔐 Personal Data
When booking directly or via a third-party agent, you provide personal data that we use solely to fulfil your reservation. By placing a booking, you consent to us using this data to manage your stay, including pre- and post-arrival communications.

🕒 Check-In & Check-Out
- Check-In: From 3:00 PM on the day of arrival
- Check-Out: By 10:00 AM on the day of departure
- Early check-in or late check-out may be available upon request
🧼 House Rules
- No Smoking: Smoking is strictly prohibited inside the property.
- Pets: Sorry, no pets allowed.
- Noise: Please respect the tranquil surroundings. Quiet hours begin at 10:00 PM.
- Hot Tub: Use is at your own risk. Please follow all safety guidelines provided.
- Electric Vehicles: Charging from any building on the property is prohibited. Additional costs may be invoiced.
- Wifi & Internet: Free WiFi is provided for your reasonable use. You agree to reasonable and lawful usage of this service. We will not be liable for slow connections or for any interruptions to or the failure of this service.
- Right of Entry: We reserve the right to access the property for essential repairs or emergencies, while respecting your privacy.
- Terms of Hire: Guests must not use the property except for the purpose of a holiday during the Holiday Period, and not for any other purpose or for a longer period except with our express written agreement.
- Guest Number: Under no circumstances may the property be occupied by more than the maximum number of persons specified on our website, unless express written permission has been granted, in which case an additional fee may apply. We reserve the right to deny entry or request that you vacate the property if this condition is violated. Additionally, individuals who are not part of your party are prohibited from using our accommodation or facilities.
- Security: You must ensure the property is securely locked when not occupied by you.
🛠️ Damage & Liability
- Damages: Gests are responsible for any damage caused during their stay. Please report any breakages promptly so we can ensure the property is ready for future guests.
- Care of Property: Guests are expected to maintain the property and its contents in the same condition as upon arrival.
- Liability:
- Earsdon East Farm is not liable for accidents, injuries, or loss of personal belongings.
- Lost property will be held for 1 month. After this period, items will be disposed of.
- A handling fee of £10 plus postage applies for returning lost items. We cannot guarantee the return of any item.
🌦️ Force Majeure
Earsdon East Farm are not responsible for cancellations or changes due to circumstances beyond our control, including but not limited to extreme weather, natural disasters, or government restrictions.
